Design and Build is a one-stop service for all design, construction and project management. This way of combining Architecture, Design and Build is in stark contrast to alternative construction techniques which usually consist of more stages. These stages are most often executed by various unrelated parties.
DESIGN WORK
There are three parts to the Design phase
Schematic Design
Design development
Documentation
Once the schedule, budget and site assessments have been fully detailed, the potential and limitations of the project can be realized. Some design work has likely been done to date for cost estimation. With new information, the architecture and design phase will occur.
The project team will continue to communicate project concepts and ideas to refine the design, schedule and budget. The Design and Build team will use this information to examine the best ways for cost reduction and simplified efficiency, while meeting practical needs and design criteria.
The project vision is fully formed during this stage, and detailed drawings are introduced to the client. More detailed cost estimates are provided during this stage and any further design adjustments to the design are made in real time to realize the project budget and scope.
BUILDING WORK
The construction phase will also be divided into three stages.

Management
Now, the previous efforts are beginning to show in earnest. Construction is in full swing! Typically, during Design and Build delivery, construction can begin at the design stage, as the entire team works together from start to finish and phase overlaps are possible. If construction has not started in the previous architecture and design stages, you are now ready to do the groundbreaking.
Discussions and communication are greatly simplified during the construction phase as there only needs to be one contact between the Design and Build team and the client. Accountable responsibilities and actions are solid as the full scope of all work is done under the direction of one team leader, working for one entity.
